How to get Golden Visa Greece

Non-EU citizens who have made an investment through the property purchase can apply for a residence permit called Greek Golden Visa program without the obligation to previously visit Greece or to live in Greece

Steps to get Greek Golden Visa

  1. Sign Power of Attorney to the Greek lawyer in Greece during your visit or in your country (legalize it by apostille or in Greek consulate)
  2. Choose the property during your visit or online
  3. The lawyer will proceed with the due diligence in order to be sure that you can buy the property that you chose (2-3 days)
  4. Place deposit 10% by the private or notary precontract (5-10 days)
  5. Notary will prepare the final purchase contract (3-4 weeks)
  6. The lawyer will sign the documents on your behalf
  7. Make full payment from any bank account in the world (should be under the name of investor, it’s possible the payment to be done by the close relative such as spouse, children, parents, siblings)
  8. Get your temporary residence permit (2-3 days)
  9. Next 12 months schedule your trip to Greece to give fingerprints

The minimum value of the real estate property

  • 500,000 euros for Athens (north, south and central districts, Thessaloniki, Mikonos and Santorini)*
  • 250,000 euros the rest areas

The increase of the minimum investment amount (from 250 000 to 500 000), depending on the area where the property is located, will apply from August 1st, 2023. Investors are entitled to buy a property with a minimum value of 250,000 euros even in the affected areas, provided that they have already paid a 10% of the property value as a deposit until July 31st, 2023, and finalize the purchase contract by December 31st, 2023 as required by law.

Family members that can take part in Golden Visa program (max 10 persons):
a. Spouses or partner with whom a third-country national has a cohabitation agreement in Greece
b. The direct unmarried descendants of the spouses or of the other spouse/partner, who are under the age of 21
c. the direct relatives of the spouses in the ascending line.
